About Rabbit Ears Village


Rabbit Ears Village was founded in 1973, and is located just west of the Continental Divide in northwest Colorado.

The property consists of a total of 676 acres (see a map of the Village), and is surrounded on all sides by private land that has been placed under a conservation easement.

There are 147 lots in the Village, ranging in size from approximately 2 to 12 acres. In order to keep a natural and open environment, no fencing is allowed within the Village.

The Village offers many amenities to its property owners:

  • A 3,000 square foot lodge available for rental to property owners.
  • A fishing pond stocked with trout.
  • A picnic area at the top of the mountain overlooking the Village.
  • A parking lot at the entrance that is plowed and can be used in the winter months for snowmobile storage.
  • An electronic gate to maintain Village privacy and safety.
  • Access to winter & summer outdoor sports of all kinds -- all within 10 minutes to 1 hour away.

But the best part of Rabbit Ears Village is the people. Property owners know each other and there is a true sense of community in this private mountain getaway.

There are more than 20 homes currently in the Village, with more under construction. Of those, a handful are used as year-round residences, and the rest are second home mountain retreats.

Interest in the Village has been increasing steadily over the last couple of years. There are new people purchasing lots, the construction of new homes is on the rise and the Village community is growing.
